Flooding in Saddle Brook, New Jersey: the flood zone, the record, and what to do
Saddle Brook’s flood risk is concentrated rather than general. Most of it lies along the Saddle River on the township’s eastern edge, with a few small brooks adding to it from the west. Here is what the county plan, FEMA and the Weather Service record.
The Bergen County 2026 Hazard Mitigation Plan maps 19.73 per cent of Saddle Brook’s land in the FEMA 1 per cent annual chance flood zone, and 28.83 per cent including the 0.2 per cent zone. FEMA counts 448 National Flood Insurance Program claims for the township and 49 repetitive-loss properties, eight of them severe. Irene, Floyd and Ida account for most of the claims, and the Weather Service’s Lodi gauge names Saddle Brook roads at major flood stage.
The short version
- The Bergen County 2026 Hazard Mitigation Plan maps 19.73 per cent of Saddle Brook in the 1 per cent annual chance flood zone and 28.83 per cent including the 0.2 per cent zone.
- FEMA records 448 NFIP claims in the township, 171 of them in 2011, and 49 repetitive-loss properties.
- The Saddle River on the eastern boundary is the main source; FEMA also models Coalberg Brook and Schroeder Brook in the township.
- The Weather Service’s Lodi gauge lists Saddle Brook roads near the Rochelle Park Swim Club as flooded at its 8-foot major stage.
- The county plan records a six-block area of the township impassable in an August 2001 cloudburst.
A fifth of the township in the high-risk zone
Of Saddle Brook’s roughly 1,758 acres of land, the Bergen County 2026 Hazard Mitigation Plan (Table 4.6-1) places about 347 acres in the Special Flood Hazard Area, the zone FEMA maps as having a 1 per cent chance of flooding in any year. That is 19.73 per cent. Adding the 0.2 per cent annual chance zone brings the mapped flood-prone share to 28.83 per cent. The difference, about nine percentage points of the township, is land a lender will not require flood insurance on but which FEMA still maps as flood-prone in a severe event. The US Census Bureau counts 14,419 residents in 5,623 housing units, with a median year built of 1958.
The river on the eastern boundary, and the brooks behind it
The township is named for the Saddle River, which the Bergen County Clerk’s historical record gives as its eastern boundary, with Rochelle Park and Lodi across the water. That is where most of the high-risk land lies. FEMA’s countywide Flood Insurance Study, whose Saddle Brook analysis dates from 1981 and was revised in 1993, also models three small local streams in the township: Coalberg Brook, a tributary of Coalberg Brook, and Schroeder Brook. Coalberg Brook drains only about three quarters of a square mile where it meets the Saddle River, so its floods are short and sharp after a downpour, while the river rises more slowly from rain across a valley of more than 50 square miles. The two can coincide: a high river leaves a small brook no outlet.
What the FEMA claim record shows
FEMA’s National Flood Insurance Program data, grouped by community, record 448 lifetime claims for the Township of Saddle Brook. The busiest year was 2011, with 171 claims, 166 of them attributed to Hurricane Irene. Hurricane Floyd produced 102 in 1999, Hurricane Ida 67 in 2021 (a year with 70 claims in all) and the April 2007 nor’easter 56. That 2021 sits third on the list matters: the township’s flood problem is current, not historical. The hub page for Saddle Brook quotes 447 claims for ZIP code 07663, a ZIP-based count that differs by one from this community total. FEMA’s Multiple Loss Properties data, as of 2 August 2026, list 49 repetitive-loss properties in the township, eight of them severe repetitive loss. The county plan counts 238 active NFIP policies as of October 2024, against more than 5,600 homes.
What the Lodi gauge says about Saddle Brook
The nearest Weather Service forecast point is the Saddle River at Lodi, just downstream, with minor flood stage at 5.5 feet and major at 8. Its impact list mentions Saddle Brook twice. At 6 feet the river is overflowing by the Rochelle Park Swim Club on the Saddle Brook side; at 8 feet roads in Saddle Brook near the swim club are flooded. The gauge has gone far beyond that: 13.94 feet in September 1999, 13.50 feet during Irene in August 2011, 12.99 feet in April 2007 and 12.57 feet after Ida in September 2021. The USGS flood-inundation maps for the Saddle River from Rochelle Park to Lodi cover the reach facing the township and show how far water spreads at each Lodi stage.
Flash flooding away from the river
Not every Saddle Brook flood starts at the riverbank. The county plan’s event history records that on 14 August 2001 thunderstorms with very heavy downpours left a six-block area of Saddle Brook impassable, and stranded cars on Route 46 nearby. That kind of flooding comes from rain falling faster than streets, storm drains and small brooks can carry it, and it can reach homes outside the mapped zone. Water entering a basement that way may be treated as flood, as seepage or as a drain backup, depending on how it got in, and those are handled differently by insurers.
What this means if you own or rent here
Check your address on the FEMA Flood Map Service Center, and note whether you are in the 1 per cent zone, the 0.2 per cent zone or neither. Near the river, follow the Lodi gauge forecast and compare it with the USGS inundation maps for your block; river floods here take many hours to build. Away from it, keep gutters and drains clear and look at where water collects against the foundation in a heavy storm. A standard homeowners policy does not cover flood. A separate NFIP or private flood policy does, and FEMA states that a new NFIP policy normally takes 30 days to take effect. About 32 per cent of homes are rented, according to the US Census Bureau; tenants need their own contents cover, because the landlord’s policy protects the building, not their belongings. Whether a particular loss is covered is decided by your insurer and your policy wording.
